Description
Baynefield House is an early 19th-century, two-storey, three-bay classical house located at 122 Ferry Road in Edinburgh. The building is set back within a former garden area, now flanked by projecting shops on either side. It is constructed of droved grey ashlar sandstone, featuring a raised base, string and blocking courses, and a projecting cornice. The angles of the house are recessed, with the blocking course raised at the center. The rear and side elevations are finished in random rubble, with droved long and short quoins, projecting cills, and polished surrounds to the openings.
The south elevation, which serves as the entrance, has stone stairs leading to a central doorway. This doorway features a double-recessed surround and an original timber panelled door with brass fittings, accompanied by a replacement opaque fanlight. There are single windows in the outer bays on the ground floor, with polished architraved panels below. The first floor has regular fenestration. Single-storey shops flank the entry, blocking the windows at ground level.
The north elevation, or rear, displays an asymmetrical arrangement of openings. A door is offset to the left of center, with small square windows flanking it. There are single windows in the outer bays on the ground floor, and a tall stair window in the central bay. The outer bays also have single windows on both the ground and first floors, with tripartite bowed dormers aligned above. Brick additions are present on both the right and left sides of the house.
The windows on the south elevation are two-pane timber sash and case, while other elevations feature various timber sash and case, bipartite, and tripartite mullioned windows with upper hoppers. The roof is covered in grey slate in diminishing courses, with raised stone skews. Corniced ashlar stacks are located at the east and west ends, with a circular chimney can on the west and an octagonal can on the east.
Inside, the house has been converted for a new function but retains original panelled doors, skirting boards, and some detailed cornice work and ceiling roses. Several timber fireplaces remain, including a marble fireplace in the original drawing room. The rear stair features a timber rail, cast-iron uprights, and stone treads, which are covered in carpet. Some timber shutters are still in place, and there is a glazed vestibule door with side-lights and timber panelling. The entrance hall is shallow and domed, with pendentives and a foliate ceiling rose.
