2 Abercorn Gardens, Edinburgh

2 Abercorn Gardens in Edinburgh is a plain classical terrace building dating from around 1825. It consists of two houses, each two stories high with a basement, and features six bays. The exterior is made of ashlar stone, with the ground floor channelled and the basements droved, while the rear and sides are constructed from rubble. There are dividing bands between the basement and ground floors, as well as between the ground and first floors, along with an eaves course and a blocking course.

Access to the basement area is provided by stone steps and platts. The building has a regular arrangement of windows, with plain aprons beneath the first-floor windows. The outer left house (No. 3) has a timber panelled door with a border glazed fanlight, while the outer right house (No. 2) features a modern glazed door with a fanlight.

No. 3 has timber sash and case windows with 12-pane glazing on the ground and first floors, while other windows have non-traditional glazing. The roof is pitched with piend, covered in grey slates, and there are stone skews between the houses. The building has a corniced ridge stack and wall-head stacks, with some semicircular cans.

There is a low ashlar-coped boundary wall that belongs only to No. 3.
