Description

172 Newhaven Road in Edinburgh is a pair of classical houses built around 1830. They are two stories high with a basement and have a symmetrical, rectangular layout. The principal elevation features polished ashlar sandstone, while the sides and rear are constructed from rubble. The houses have architraved windows, a continuous base and blocking course, and a projecting string course and cornice. The entrances are highlighted by pilastered doorpieces.

On the west elevation, the central bays contain pilastered doorpieces. No 174 has replacement capitals, while No 172 retains its original Ionic capitals, although the one on the left is damaged. Above the doorpieces are plain entablatures. No 174 features a replacement two-leaf door with a four-light fanlight above, while No 172 has a panelled timber door with a plate glass fanlight above. The ground floor has single windows in the bays to the right and left, and the first floor is regularly fenestrated.

No 174 has 12-pane uPVC windows on the ground floor and 12-pane timber sash and case windows above. No 172 has 2-pane timber sash and case windows on the ground floor and 12-pane windows above. The roof is covered with grey slate, featuring stone skews and a coped gablehead stack to the south, while the north stack is rendered. Octagonal glass cupolas are aligned above the entry bays, and there are rooflights, including a single Velux for No 172 and two rooflights for No 174.

The interior underwent an internal conversion around 1979/80, which subdivided both houses into five flats. Original plasterwork and fireplaces remain in the reception rooms, but the other rooms have been altered for their new functions.

The boundary wall along Newhaven Road is made of coped polished grey sandstone, with an original gatepier to the right of No 172 topped with a pyramidal stone cap. There is a replacement timber fence for No 172.
