Description

74-75 Princes Street in Edinburgh is a building from the late 18th century that has undergone significant alterations in the 19th century. Originally a three-storey, three-bay house, it has been expanded to four storeys with a double attic. The exterior is made of droved sandstone with painted timber dressings, and there is a modern shop built out at the ground level.

On the first floor, there is a large single canted window with a bracketed cornice. The second floor features corniced and architraved windows, while the third floor has plain windows. The eaves cornice and parapet are interrupted by a pair of crude neo-Egyptian timber wallhead dormers. The mansard roof continues with a full-width timber box dormer that has seven lights and a central pediment.

The windows are timber sash and case with plate glass. The roof is covered with grey slates, and there are ashlar coped skews and stone stacks. The interior at ground level is a modern retail unit.
