10 Sandy's Street, Newry

One of a terrace of four three-storey houses with attic storey, symmetrically arranged around a central coach arch on the south side of Sandy's Street. This building occupies the right side of the coach arch, which it shares with number 11, and is two bays wide with an additional third bay containing a room at the front of the second floor and attic above the coach arch.

The building is largely original and intact. The pitched roof is covered in artificial slate with modern skylights on both pitches. Rendered chimneys rise from both gable ends. Half-round metal gutters with a downpipe at the right run along the façade. The street-facing walls are painted and line rendered. The ground floor features banded rustication, with a plain projecting continuous cill course at first floor level, a moulded cill course at second floor, and a moulded eaves cornice. Platbands run below each of these courses.

At ground floor level, the left side has the front entrance with an original painted timber four-panel door and rectangular transom. To its right stands a single storey canted bay window with a cornice around its flat roof and a downpipe with decorative hopper to the right. The bay has 1/1 sliding sash windows to each face and granite cills. The first and second floors each contain two 1/1 sliding sash windows. A third, narrower 1/1 sash window sits on the second floor over the coach arch to the left. All windows have stop-ended chamfered reveals, and those at the top are diminished in height. All openings align vertically except the door, which is offset slightly to the left of the window above.

The house is separated from the footpath by a rendered plinth wall surmounted by a rendered brick wall. Granite flags pave the area to the front of the coach arch. The left and right gables form party walls with the adjoining houses. Rear walls are rendered.

A two-storey return abuts the building at the right, with a 1/1 sliding sash window on each floor of the main block. Above the return, at the half landing between the first and second floors of the main block, is another 1/1 sliding sash window. The return has a pitched artificial slate roof with a skylight on the right pitch and rendered walls. Its right cheek features a 1/1 top-hung window to the left and a door to the right, with two 2/2 sliding sash windows aligned above. A single storey lean-to addition abuts the gable of the return, with an artificial slate roof and modern doors and a 1/1 top-hung window on its back-facing wall.

The building first appears in the 1878 Valuation revision book, recorded as being leased by Elizabeth Anderson, who also owned the other houses in this terrace, all erected at the same time. Documentary evidence indicates construction between 1860 and 1879.

The terrace is significant both as an architectural group and within the context of Sandy's Street, and the building lies within a conservation area.
