12 Sandy's Street, Newry

This is the left end house of a symmetrical terrace of four three-storey houses with attic storeys, fronting the south side of Sandy's Street. The four houses are arranged around a central coach arch. Number 12 is two bays wide and largely original and intact, holding important group value within Sandy's Street.

The building has a pitched artificial slate roof with skylights to both pitches. A large rendered chimney, shared with number 13, rises from the left gable. Half-round metal gutters with downpipe run at the right on the façade, shared with the adjoining house. The street-facing walls are painted and line-rendered.

On the left side is a canted bay rising to the eaves, topped with a hipped roof of finialed artificial slate. The ground floor displays banded rustication. The upper floors have stepped stucco quoins. A plain projecting cill course runs at first floor level, with a moulded cill course at second floor and moulded cornice above. Platbands run below each of these courses. A single granite step leads to the front entrance at right, which is a four-panel painted timber door, original, with a rectangular transom above.

The canted bay on the left has a 1/1 sliding sash window to each face with granite cills, and identical windows to the upper floors. The upper floors at right each have a 1/1 sliding sash window. All windows feature stop-ended chamfered reveals, and those at the top are diminished in height. The door is offset slightly to the right of the window above it.

The right gable forms a party wall with the adjoining house. The left gable is abutted by a lower building, with the exposed section rendered. The house is separated from the footpath by a wall comprising rendered brick.

A two-storey return abuts the building at left, with a pitched natural slate roof and rendered walls. It has a modern door and 1/1 sliding sash at ground floor, and two 1/1 sliding sashes at first floor on the right cheek. The left cheek has a 2/2 sliding sash window at ground floor. The end wall is blank. At right, a 1/1 sliding sash window serves each floor of the main block, and above the return is a 1/1 sliding sash window to the half landing between first and second floors.

To the rear is a two-storey outhouse, shared with number 10, with a pitched natural slate roof and random rubble granite walls with brick dressings to openings. A sheeted timber door is positioned at ground floor and at first floor left on the elevation facing the house. To the right of each door is an opening; the ground floor opening has vertical timber bars.

The building first appears in the 1880 entry of the Valuation revision book. Its lessor was Elizabeth Anderson, who also owned the other houses in this terrace, erected around the same time. The outbuilding was completed by the 1883 valuation entry. The house is located within a conservation area.
