Description
This is one of a terrace of four three-storey houses on the south side of Sandys Street in Newry, forming a visually appealing group arranged around a central coach arch. Although characterized by simple detailing, the terrace contributes significantly to the streetscape and retains its original features. The house occupies the right end of the block and is two bays wide. It is recognized for its value to the streetscape and is located within a conservation area.
The house has a pitched natural slate roof and a tall rendered chimney on the right side. The rainwater goods are semicircular metal, with a downpipe serving the adjacent house to the left. The street-facing façade is painted line render, featuring a moulded rendered eaves course. The main entrance on the ground floor, on the left side, features an original four-panel painted timber door with a narrow transom light above. To the right of the door is a 2/2 sliding sash window. The first floor has two identical windows aligned with the openings below. The second floor contains two 1/1 top-hung plastic windows, in line with those below but reduced in height. All window and door openings have stop-chamfered jambs, with granite sills. The house is separated from the footpath by a rendered granite plinth topped with a rendered brick wall. Traces of former metal railings, that once stood on the plinth, remain to the left and right of the front door. The left and right gables are party walls shared with the adjacent buildings (listed separately as HB16/28/101D and /102B).
The rear elevation is rendered. A single-storey return abuts on the left side, with a modern 1/1 top-hung window serving the back room on each floor above. To the right of the return are modern casement windows on each half landing. The return is also rendered and incorporates modern window and door inserts. A two-storey outhouse of random granite rubble is located at the back of the yard.
The house first appeared in the 1878 valuation revision records, initially described as vacant but occupied the following year. The leaseholder was Adam Guffin, who also leased the other buildings in this block (HB16/28/102B-D).
