Description

This is a small, largely unaltered, but derelict, vernacular house dating from approximately 1900 to 1919. It is aligned east to west and located on the southern side of Ringclare Road in Donaghmore, Newry. The house is four bays wide and single-storey. It may have originally been entered directly from the rear.

The house has a pitched natural slate roof without rainwater goods, and three red brick chimneys; one on either side of the left bay and one between the third and fourth bays. The front elevation, facing north onto Ringclare Road, is rendered with smooth cement. A small gabled porch is positioned at the right end of the second bay from the left, with a pitched natural slate roof that ties into the main roof, a crested ridge, and bargeboards. The porch has narrow margin-paned windows and a four-panelled, bolection-moulded front door. A 6/6 box sash window with a dressed granite cill is set to the left of the porch, and similar windows are found in the remaining three bays. The east gable is blank. At the rear (south) elevation, a small gabled return, serving as a scullery, abuts the centre. The left bay has a window opening, the second bay has a window to the left side (abutted by the scullery on its right side), the third bay has two small windows on its right side (abutted by the scullery on its left), and the right bay has a single window. The scullery has a pitched natural slate roof, a window on its rear gable, and a door on its left-hand side. A single-bay outbuilding with matching walls and roof abuts the west gable.

The property is set within a small front garden enclosed by a rendered rubble stone wall, part of which has collapsed. To the rear, at the west end, stand derelict two-storey and one-storey outbuildings. An overgrown garden belonging to the house lies on the opposite (north) side of the road.

A building is depicted on the 1834 Ordnance Survey map, but the absence of the first Valuation map hinders confirmation of the building’s original dimensions. In 1862, three houses were valued on this plot, all described as one-storey vernacular buildings. Two were in ruins by 1904, and the third by 1870. The 1914 Valuation revision book suggests a rebuild, potentially the current house, occurred around this time. The house has been vacant for over 20 years and retains features like a traditional kitchen hearth and parlour.
