Description

This is a two-storey, two-bay vernacular house with a single-storey, one-bay annexe attached to its left side, situated on the west side of Tullyframe Road, Newry. Construction is estimated to have occurred between 1820 and 1839.

The main block features a pitched natural slate roof with terracotta ridge tiles and cement-coped verges. There are two brick chimneys, one to each gable, finished with projecting caps. Semicircular cast iron rainwater goods are also present. The walls are lime-rendered and whitewashed. The principal facade faces southeast. A partly glazed door is set within a rendered porch with a flat roof and stepped blocking course. All windows are sliding sash windows with horns, black-painted granite cills, and black-painted reveals. The ground floor features a 3/3 window to the left of the entrance and a 1/1 window to the right. The first floor has two windows in line with those below, though smaller in height – a 3/2 window to the left and a 2/1 window to the right. The exposed left gable above the annexe is finished with smooth, unpainted cement render. The rear elevation of the main building is of rendered random rubble, partially painted, and features a two-storey concrete block lean-to with a monopitch corrugated iron roof. A 2/2 sliding sash window is located at the first floor right, with exposed boxes and horns; the wall is otherwise blank. The right gable is blank.

The annexe shares the same roof style as the main block and includes a chimney partly obscured by the main block's gable. The front elevation wall of the annexe is rendered and whitewashed with a 3/3 sliding sash window located to the right of centre (without horns). The left gable is constructed of unrendered squared granite rubble blocks. A painted t+g sheeted door with a cement-rendered surround and lintel provides access to the right of the annexe’s front pitch. The rear elevation has a modern timber two-pane window with a cement surround.

The property is set within a mature garden enclosed by hedges. Two one-storey outhouses are located to the rear, parallel to the house, with pitched natural slate roofs and granite blockwork construction.

A building is shown on the 1834 Ordnance Survey map. It was not included in the 1838 Valuation, indicating a valuation of less than £5, which initially likely represented a one-storey dwelling, suggesting the current building is a later enlargement or rebuild.
