Description
13 High Street is a three-storey, two-bay end-terrace house of ashlar-faced sandstone, dating from between 1820 and 1839. It forms part of a symmetrical neo-classical composition in late Georgian style and is well maintained.
The High Street façade features a ground floor with a four-panel door (not original) set within an original surround with deep fanlight containing margined glazing, flanked by narrow plain pilasters supporting a deep frieze and cornice, accessed by two steps. The ground floor has two iron grills of plinth height providing ventilation to the underfloor or basement. Above, the first floor carries two twelve-pane double-hung sliding sash windows, while the second floor has two six-pane double-hung sliding sashes of slightly lesser height. A shallow flat stringcourse extends between the first-floor cills. The wall is faced with coursed ashlar sandstone. A half-round metal gutter, downpipe and trunkhead are shared with the adjacent property, No. 11. The roof is natural slate with a gable and stone-faced chimney stack featuring cornice moulding.
The gable end wall is faced with coursed white limestone with sandstone quoins and a sandstone chimney stack. It contains two narrow tall five-pane fixed PVC windows asymmetrically placed at ground floor. There is a deep plinth with no bargeboard.
The rear wall is largely obscured by No. 3 Market Street and a further three-storey pitched roof back return. Where visible, it is faced with coursed white limestone with sandstone quoins and window heads. The second floor of the rear elevation features a semi-circular arched sixteen-pane double-hung sliding sash window and a six-pane double-hung sliding sash window. A shallow setback occurs at the staircase window. The pitched and gabled two-storey return is rendered in unpainted roughcast with gable windows and natural slate roof.
The building was designed by William John Booth, architect to the Draper's Company, as part of their second major development project in Moneymore. The scheme, completed in 1839, was highly ambitious and costly, estimated at between £5,000 and £6,000. According to the Ordnance Survey Memoirs, "The whole pile of buildings is extremely well executed, has a most striking and ornamental appearance and is admirably calculated for the purpose to which it was intended". The Draper's Company's 1839 map of proposed improvements shows the formal arrangement of the complex, which was intended to be bounded on the west and north by High Street and Market Street respectively. No. 13 was probably intended to have a shopfront to maintain the overall symmetry, though this became subject to dispute with the Company. No. 3 Market Street was not part of the original formal arrangement and appears to have been an addition or change of plan.
The house has not been altered to its front façade and remains largely unchanged from its original state, apart from the two-storey back return. It was listed in 1975 and lies within a conservation area.
