Description

30 Warren Road is a substantial, two and a half storey late Victorian terrace house of approximately 1895, forming the northern end of a block of four matching properties set on a slight rise overlooking the coastline north of Donaghadee. The building dates from the late 19th century and appears on the Ordnance Survey map of 1901.

The house is distinguished by its asymmetric front elevation, which faces east and displays characteristic late Victorian seaside architecture. The main entrance on the ground floor consists of a panelled timber door with an almost semicircular arched fanlight, set within a moulded surround with plain pilasters, architrave and keystone. Steps lead to the doorway. Above this, a window with a segmental headed opening and slightly mannerist moulded surround with keystone, shoulder and base blocks sits at first floor level. A much smaller similar window, set within a gabled half-dormer, rises above at attic level.

The most prominent feature is the large full-height curved bay to the right of the entrance, topped with a slated conical roof and finial. This bay contains three windows to both ground and first floor levels. All windows throughout the house now feature modern PVC frames. The ground and first floor window openings rest on a sill course with further moulded courses above window level to each floor, and a bracketed eaves course. These architectural features continue across the entire front elevation of the terrace.

The front façade is finished in painted rusticated render at ground floor level, with painted plain render above. A bevelled base course and prominent eaves course run across the elevation. The northern gable is blank painted render apart from a very small window to the right of centre at ground floor level.

The house incorporates a large three-storey gabled return to the right of the rear elevation. The south-facing side of the return features a first floor window to the right and a second floor window to the right. The west-facing gable of the return contains two first floor windows and one at second floor level. A modern flat-roofed single storey extension is attached to the ground floor. The north-facing side of the return has windows to the first and second floors on the left. A large lean-to roof spans the yard width, obscuring much of the ground floor of the rear elevation.

To the left of the return, the narrow exposed section of the rear façade contains a first floor window and a much smaller attic floor window set in a gabled half-dormer; a ground floor window may exist but is obscured by the lean-to roof. The rear elevation and return are finished in painted render. The main gabled roof is slated with sawtooth ridge tiles and topped by a tall rendered chimney stack to the north with cornice course. The return roof is also slated. The rainwater goods appear to be primarily cast iron. A tall rendered wall encloses the rear yard.
