Description

28 Warren Road is a substantial two and a half storey late Victorian terrace house dating from around 1895. It is the second house from the north in a block of four matching properties set on a slight rise overlooking the coastline north of Donaghadee.

The house faces east with an asymmetric front elevation. The main entrance is on the left of the ground floor, comprising a panelled timber door with an almost semicircular arched fanlight, surrounded by moulded architrave with plain pilasters and keystone. Steps lead up to the doorway. Above this, on the first floor, is a window set within a segmental headed opening with a mannerist moulded surround featuring keystone and shoulder and base blocks. At attic level sits a much smaller window of similar design, set within a gabled half-dormer. To the right of the elevation is a large curved bay with a conical slated roof topped by a finial. The bay has three windows to the ground and first floors. Both sets of windows rest on a sill course with further moulded courses above window level to each floor, and a bracketed eaves course. These courses continue across the entire front elevation of the whole terrace. Most windows throughout the house are sash frames. The front façade is finished in painted rusticated render at ground floor level with painted plain render above. There is a bevelled base course and prominent eaves course.

To the right of the rear elevation is a large three storey gabled return. The south-facing side of the return has a window on the first floor and one on the second floor. The west-facing gable has two windows to the first floor and one to the second floor. A large modern flat-roofed extension has been added to the ground floor of the gable. The north face of the extension has a ground floor doorway with windows to left and right, and a window to the far left on both the first and second floors. The narrow exposed section of the rear façade of the main house (to the left of the return) has a ground floor doorway, a first floor window, and a much smaller attic floor window set in a gabled half-dormer. The rear elevation and return are finished in painted render. The gabled roof is slated with saw-tooth ridge tiles and topped by a tall rendered chimney stack to the north with cornice course. The return roof is also slated. The rainwater goods appear to be mainly cast iron. A tall rendered wall encloses the yard to the rear.

The terrace appears on the Ordnance Survey map of 1901 and was probably built around 1895, though one account suggests 1899. The building has group value as part of the matched terrace and retains architectural interest in its proportions and styling, despite alterations that have detracted from its original character.
