Description
The barn and cottage at Fair Flats Farm, located approximately 5 metres to the west of the house, likely date from the 17th century. The structure features internal timber framing and is built from gritstone rubble, topped with a 20th-century cement-tiled roof. It comprises five internal bays, with a partial aisle in front of bay 2 and an outshut at the rear of bay 5 on the uphill end. The building is partly single-storey and partly two-storey, with quoins visible on the corners.
At the left end, there is a boarded door with quoined reveals and a deep lintel. To the right of this door, a stone-roofed lean-to is attached to the left return of the aisle. A central cart entrance is located to the right of the aisle, featuring a 20th-century part-boarded opening and an inserted garage door. There is also an inserted segmental archway to the right, with a 20th-century casement window above it.
The uphill bay retains remnants of a cottage, including a blocked doorway to the right beneath a large chamfered lintel and a former three-light chamfered mullion window to the left, which now has a 20th-century wooden casement. An inserted doorway is present to the left, and remains of a double-chamfered mullion window can be seen on the first floor. The left end features moulded kneelers and gable copings, while the left return appears to have been rebuilt, with a window in the ground floor cowhouse and another in the loft.
Inside the cottage, there is a bressumer beam with an arched doorhead to the right and a heck wall to the left, along with three spine beams. The barn retains two bays of a post and truss structure, which includes six wall posts, braces, and principal rafter trusses, with possibly two additional wall posts in the adjacent uphill bay.
