Tregain Farmhouse With Attached Front Garden Wall

Tregain Farmhouse, built in the mid to late 19th century, features an attached front garden wall. The farmhouse is constructed of slatestone rubble with brick dressings, while the front is rendered and lined out. It has a slate roof with ridge tiles and gable ends, and gable end stacks with brick shafts. The layout includes a double depth plan with a central entrance, leading to principal rooms on the front left and right, each heated by a gable end stack. The kitchen is located at the rear right, accompanied by a single-storey lean-to that is also heated from a stack on the right side. A staircase is situated at the rear centre, and there is an unheated dairy to the rear left. The garden wall extends in an L-shape from the right side, enclosing a rectangular garden with a gateway at the front.

The exterior of the farmhouse is two storeys high with a symmetrical three-window front. It features a central 6-panelled and glazed 19th-century door with a cambered arch. On either side of the door are 12-pane sash windows with sidelights, also featuring cambered arches. The first floor has three 12-pane sashes with cambered arches. The right end of the building has a 12-pane sash window at the first floor, while the left end is blind. At the rear, there is a 12-pane sash window lighting the stair at the first floor, and a 16-pane sash window at the first floor to the right, both with cambered brick arches. At ground level, there is a blocked 2-light casement window to the right, which previously lit the dairy. The front garden wall is made of rubble with rubble coping and stands about 1.5 metres high, featuring a 20th-century cast iron gate in the front range at the centre. The interior has not been inspected but may still have some good plain features from the 19th century.
