Description

The Institute is a village institute located on Market Street in Kingsand. It was built in 1911, with a clock and tower added by local parishioners to commemorate the coronation of George V, as an extension of an earlier 19th-century building. There have been some 20th-century alterations. The structure is made of sandstone rubble with limestone dressings and features a slate roof with raised coped verges and crestings, along with a brick gable end stack on the left side. It likely has a two-room plan.

The front of the building, facing Market Street, is two storeys high with two windows. The ground floor has rusticated pilasters, while the first floor has plain pilasters that rise to kneelers. The first floor features 4-pane sash windows set in stone surrounds. The ground floor includes a round-headed window with rusticated voussoirs and a keystone, as well as a round-headed 6-pane sash that was formerly a door; there is a door to the right in a similar architrave. A string course runs above the ground floor.

On the right side, there is a 20th-century external stair leading to a door on the first floor to the right, with a 4-pane sash window to the left. The parapet verge ramps up to a truncated chimney. To the right is a two-storey clock tower that features round-headed windows, with the inner and outer sides being blind and a 6-pane sash window at the front. The clock tower has a clock face on each side at the top and a hipped bellcast roof with a weathervane.

The sea front has 20th-century balconies on both the ground and first floors, which also feature 4-pane sashes and are rendered. The Institute occupies a prominent position in Kingsand, visible from both the village and the sea, making it an important feature of the area.
