Description
25 Carfax is a hall-house dating from around 1400 that has been altered for use as a shop and storage premises. It features a timber frame with brick nogging and a tile roof, although the facade facing Carfax has been rendered in the 19th century. The building consists of five bays that extend back along Piries Place, with a small brick extension at the rear. It is two storeys tall.
The Carfax facade has a steep gable and a solid parapet, with three bays of sash windows that include single lights on either side of a tripartite window, all without glazing bars. There is a large shop window on the ground floor, and the right-hand bay extends over Piries Place. The side facing the lane displays three main posts and small framing on the first floor. There are later openings on the ground floor, including glazing-bar sashes in the second bay.
Inside, the first two bays have always been floored, and the door connecting them is in its current position on the ground floor. A closed truss between these bays has down braces from the post heads and from a crown post that supports a series of long, heavy collars. The next truss is said to be nearly complete and similar in design. It is believed that there was originally a two-bay open hall, with a later brick stack inserted in the short second bay. This stack features a small panelled chimney piece from the early 18th century facing into the last bay, and all bays are now floored. Some windows from the time of flooring or shortly thereafter still survive on the yard side.
This early house is part of a group with No. 26 and the building behind it, which together illustrate the Medieval width of Piries Place.
