Description

Manor Barn Cottage is a late 17th or early 18th century agricultural building, constructed of cob, flint, brick, and weatherboarding with a long, thatched roof. It was converted into a cottage during the mid-20th century.

The building has two distinct parts; the original, larger cob section with a hayloft at the east end, and a lower, recessed addition of brick and flint that abuts it to the west. The overall form is linear, reflecting its original agricultural purpose. The south elevation is flint with red brick facings, and later inserted windows. The north elevation is rendered. The east end shows flint and brick, with weatherboarding above modern panel coach doors and at the loft hatch. The west addition is flint with brick facings.

The interior is modern, divided into rooms with cement block and plasterboard partitions. Doors are modern, and the casement windows date to the mid-20th century. The original roof structure remains, featuring splayed queen strut trusses with clasped purlins, hand-cut principal rafters, pole common rafters, and a ridge pole. The galleried hayloft in the east has a lathe-and-wattle gallery wall, a plank floor supported by pole joists, and a ground floor now used as a garage with brick, flint, and cement block walls.

The cottage originated as an agricultural building in the late 17th or early 18th century. An 1838 tithe map indicates the building was part of an 'L-shaped' farm complex. By 1873, an Ordnance Survey map shows the building as it appears now, with a further addition, possibly an outshot, at the west end that has since been removed. It was converted into a cottage in the 1940s or 1950s.

Manor Barn Cottage is designated at Grade II for its intact original fabric, including cob, brick, flint walls, and timber roof structure. It represents a good example of a late 17th or early 18th century agricultural building, retaining its agricultural appearance, and has good group value with other listed buildings to the south and east.
