Description

No. 12 Garland Street is a house with a 16th century core and mid-19th century extensions. It features a timber-framed structure with roughcast rendering and a slate roof. The building has two storeys, a cellar, and an attic. The exterior includes one window on each storey, both of which are 12-pane sashes in flush cased frames. There is also a flat-headed dormer with a 2-light small-paned casement window and a 6-panel door set in a plain wood doorcase.

Inside, the cellar has a north wall made of small stone blocks and a vaulted ceiling of old red brick, likely from the 17th century, though it has been painted. The timber-framed front range consists of one bay. The ground floor features an exposed ceiling with a large chamfered main beam and unchamfered joists set flat. On the upper storey, part of the original back wallplate is visible, indicating that the roof was significantly raised in the 19th century to create a higher upper room and a large attic. During this time, an additional block made of red brick and flint was added to the back, effectively doubling the ground area of the house. There are also later 20th century single storey extensions at the rear. It is likely that this house was originally part of No. 13, as they share an internal chimney-stack, although the 19th century modernisation occurred at different times for each property.
