Description
Moat Farmhouse is a 16th-century farmhouse with an 18th-century wing. It is timber-framed, with colourwashed render and a plaintile roof that was originally thatched. The building has an L-shaped layout.
The south front has 20th-century windows throughout. A jettied first floor extends to the left, featuring a 3-light metal-framed ground floor window. To the right of this is a section of walling with a 2-light and a 3-light window. Further to the right are two hall windows, the second a large single expanse of plate glass extending from sill to eaves level, composed of 3x3 panes. The first floor has a 2-light window to the left of the jettied section, a single-light window to its right, and a 2-light and a single-light window separated by a king mullion. Each of the two attic gables has a 2-light window. A rectangular axial stack rises from the ridge at the left of centre, featuring vertical bands and a moulded cap. The 18th-century addition to the right of the hall window is single-storey in height with an attic, and has a single-light window at its far right. A projecting wing to the left of this addition has two single-light ground floor windows and a 3-light first floor window. The left-hand side has a doorway and a 3-light casement window to the right. A gabled dormer is situated above the casement. The left-hand gable end features a 3-light ground floor window and a jettied first floor with a 3-light window and moulded corner posts visible through the render. A 3-light attic window is also present. The gable has 20th-century moulded bargeboards.
The rear includes a projecting wing at the right of centre with 3-light ground and first floor windows. To the right of this are a 3-light ground floor window, and to the left, a 3-light and a 2-light ground floor window. Two single-light first floor windows are present, as is a further projecting gable with 2-light ground and first floor casements.
Inside, the sitting room has a massive ceiling beam which has been shaved. The other ground floor room has a dragon beam and slightly cambered ceilings. Features include jowled wall posts, originally bearing arched braces to the first floor and cambered tie beams.
