Description

Number 12 College Precincts is a pair of houses, now part of the King's School, built around the 1740s with later additions and alterations. The structure is made of pinkish-red brick laid in Flemish bond, topped with a plain tile roof that is hipped at the left end, which features a renewed brick stack. The building has two storeys plus attics and four first-floor windows. A three-course band runs along the first floor.

On the first floor, there are three 8/8 sash windows in flush frames, each with cambered arches; the two left arches are wider, indicating earlier, wider openings. There is also a blocked window on the right with a cambered arch. The ground floor features a plinth, with a blocked opening on the left that has a cambered arch, followed by a 10/10 sash window and an 8/8 sash window, both in near-flush frames with cambered arches. To the right, there is another blocked window with a cambered arch. The entrance is off-centre to the right and consists of a part-glazed door with the lower two panels being flush-beaded. It has a tooled and renewed surround with a hood and cambered arch above, and a boot scraper set into the wall on the left.

The building has a three-course eaves band and a modillion cornice. There are three attic dormers: one box and two gabled, each with casement windows. The ends of tie rods and a carriage lamp are mounted on an ornate bracket. The right return faces Edgar Street and has one first-floor window. Both the ground and first floors have two 2/2 horned sash windows under flat arches made of gauged brick, and there is a shaped modillion cornice. A half-basement features a grille.

The interior was not inspected. This building, along with others in College Precincts, contributes to a significant group that enhances the setting of Worcester Cathedral. Numbers 11 and 12 also form an important group with numbers 2-16 on Edgar Street, Tower House, number 1 Severn Street, and Edgar Tower on College Green.
