Description

Rose Place is a house located on Hindlip Lane in Claines, dating from the early 19th century, with alterations and additions made in the late 19th century. The building is constructed of brick, faced with ashlar on the front elevation, and features a roof that is part hipped, part slated, and part covered with plain clay tiles, along with a blocking course at the front. The rear main range has two large brick stacks with oversailing details and pots.

The house is two storeys high with a basement. The front elevation showcases chamfered rustication at the ground-floor level, a band between the storeys, a first-floor sill band, and a modillion eaves cornice. The side and rear elevations have a brick dentilled eaves cornice. The facade is arranged in a 2:1:2 bay configuration, with the central bay projecting forward. All windows are 6/6 sashes, while the basement windows are blind. The basement and ground-floor windows feature voussoirs with dropped keyblocks, and the first-floor windows have moulded architraves, cornices, and brackets at the sill band. The central first-floor window is distinguished by a bracketed pediment, shouldered architrave, and a balustraded apron. The entrance includes a central round-headed doorway with voussoirs and a dropped keyblock, a half-glazed door, and a barred segmental fanlight. Access to the door is provided by two flights of steps with ornate cast-iron railings.

Inside, the main rooms are adorned with moulded cornices, dado, and doorheads on consoles. The entrance hall features two Ionic columns with flanking antae at the rear, leading to a geometrical staircase that has a wrought iron balustrade and a moulded handrail.
