Description

Numbers 26-32 and attached railings form a terrace of four houses built around 1824 in Royal Leamington Spa, with later alterations including a mid-20th century roof dormer to number 28. The houses are constructed of pinkish-brown brick with painted stucco facades, Welsh slate roofs, and cast-iron railings, exhibiting group value.

The houses are three storeys high with basements, and number 28 has an attic. They have a symmetrical arrangement of ten first-floor windows, divided as 3:3:2:2. The first floor windows are primarily 6/6 sashes, with a blind opening to the right of the facade. The second floor has blind openings in the first, second, and ninth positions, otherwise four 6/6 sashes followed by three 3/6 sashes, all with plain reveals and sills. The facade features a frieze to the two leftmost houses, a cornice, and a low parapet.

The entrances vary: one has a panel door within a wide, pilastered surround with a frieze and cornice; another has a recessed plank door with an overlight within a similar surround; a third has a four-panel door with an overlight in a solid porch with pillars, frieze, cornice, and a blocking course; and the fourth has a four-panel door with an overlight within a distyle Ionic porch with engaged pilasters, a frieze, cornice, and a blocking course, accessed by four steps.

Fenestration on the ground floor includes a blind opening, casements, and 6/6 sashes. The basement has glazed doors, casements, and a 6/6 sash window. Chimneys are located on the ridge and at the ends of the building. The rear elevation of number 32 has three tripartite windows, two with 9/9 sashes between 2/2 sashes and one with 6/6 between 2/2 sashes, as well as 6/6 and 4/4 sashes. Number 28 features a full-height canted bay with 9/9, 6/6, and 4/4 sashes.

The interiors are noteworthy for retaining original plasterwork and joinery. Number 30 includes a staircase with turned balusters, and number 28 has shutters to some windows. The area railings include anthemion finials, and railings also flank the steps.

Portland Place was laid out in 1823-1824.
