Description
Three houses, at numbers 35, 37, and 39 Warwick Street, Royal Leamington Spa, were built around 1822-26 and have undergone later alterations, including late 19th-century shop fronts. The construction uses pinkish-brown brick with a painted stucco front facade, a Welsh slate roof, and cast-iron balconies.
The building is three storeys high, with six first-floor windows and attic dormers to the rear. Stucco detailing includes pilaster strips to the ends of the rightmost dwelling, extending through the first and second floors. The first floor features two 8-pane French windows with divided overlights and margin lights; two 6-pane French windows with divided overlights; and two multi-pane French windows, all in plain reveals. The second floor has four 6/6 sash windows and two multi-pane casements in plain reveals, with cambered heads above the four casements to the left. A cornice and blocking course mark the top of the two houses on the right. Tall ridge and right-end stacks are present with cornices.
The ground floor to the left has three steps leading to a 6-panel door with an overlight containing glazing-bars, set within a doorcase with pilasters, a frieze, and a cornice that extends across the shop front. A central part-glazed entrance is accompanied by glass shop fronts that angle towards the door, with narrow pilasters and aprons. Number 37 has a similar shop front, with a further glazed entrance to the right, featuring an oval pane and fielded-panel reveals. This section shares a common frieze and cornice across a carriage entrance to Covent Garden Market with Number 39, which also has a matching shop front.
The rear of the building has 3/6 and 6/6 sash windows. The first floor windows to the left of the rear elevation are accompanied by individual double-heart-and-anthemion motif balconies. The interior has not been inspected.
Warwick Street was laid out around 1822-26, and the row features good examples of late 19th-century shop fronts.
