Description

A pair of houses, numbers 38 and 40, were likely built around 1834 to 1838 in Royal Leamington Spa. The houses are constructed of pinkish-brown brick with painted stucco facades, have a Welsh slate roof, and feature cast-iron railings and balconies.

The houses are three stories high with basements, and have a symmetrical arrangement of four first-floor windows, presented as 2:2. The first floor has ten-pane French windows with divided overlights. The second floor features 3/6 sash windows with sills, all within plain reveals. The facade includes a frieze, cornice, and blocking course.

A set of five roll-edged steps leads to the entrances on the left side of the property, which feature panelled doors with overlights. The ground floor also has 6/6 sash windows set in plain reveals with sills. Basement windows include 3/6 and 4/8 sashes, some of which are part-glazed doors. The roof is punctuated by long ridge stacks with cornices. Continuous first-floor balconies extend along each house, decorated with a double-heart-and-anthemion motif.

The interior has not been inspected. Subsidiary features include railings with open-lozenge finials to the sides of the steps and to the right side of the property.
