Description

This is a former boys’ charity school, dating to 1825, and later altered in the late 20th century. It is now offices and incorporates numbers 31 and 33 York Street, and number 1 Campo Lane. The building is constructed of ashlar and coursed squared stone, with a roof hidden behind coped stone stacks.

The exterior features a plinth, rusticated quoins, a first-floor band, a dentilled cornice, a pilastered attic storey, and a blocking course. It is three storeys high plus a basement and attics, with a seven-window front. The projecting central three windows have a central twelve-pane sash with panelled pilasters and cornice, displaying a coat of arms between the pedestals. Flanking this are similar sashes with cornices, and beyond, two further twelve-pane sashes. Above, there are seven nine-pane sashes, the central three with moulded architraves. The attic storey features seven 20th-century two-light casements. The ground floor has a central doorcase with rusticated pilasters and cornice, framing a 20th-century double door and overlight. To either side are single round-headed twelve-pane sashes, with further sashes to the left and a panelled double door with overlight and blank fanlight to the right.

The left return, facing Campo Lane, has four round-headed sashes, above which are four twelve-pane sashes, and above those, four six-pane sashes. The attic has four three-light casements. The basement has three 20th-century glazing bar lights, and to the right, a large 19th-century four-panel door.

The rear elevation, facing York Street, has a slightly recessed centre with four round-headed windows, above which are four two-pane sashes. Above again are three twelve-pane sashes and a shouldered stack flanked by railings. The basement has two blocked openings and, to the right, a twelve-pane sash and a half-glazed door with sidelights. The outer blocks, each two windows wide, have similar fenestration, with the block to the right being entirely blank.

The interior includes a hallway with a three-bay round-headed Doric arcade, a cantilever stone dogleg staircase with cast-iron flower balusters, and a ramped scrolled handrail.
