Description

The Moat House, including The Cottage at Lymm Hall, is a house that was formerly part of the stables of Lymm Hall, likely dating from the early 17th century and has been altered over time. It is constructed of coursed red sandstone and features a grey slate roof. The building is two storeys high and has a rectangular shape with shaped end-gables. The window arrangement is irregular and has been largely changed, with replaced double doors in a round-headed opening. To the right of this opening is a 17th-century one-light window, and to the left is a three-light window, although two of its lights are blocked. The lower storey has two inserted doors and two inserted windows. High in the upper storey on the far left is a blocked three-light window from the 17th century, which is set to be repositioned, along with five additional inserted windows. The windows are mullioned. The building has a plain plinth, except for the slightly recessed right bay, and a cyma band at the first floor that rises slightly toward the right bay. The parapet features five panels of shaped square balusters, similar to those found on the bridge over the moat. At the rear left, there is a small brick wing, likely from the 19th century.

Inside, the left room contains a stopped ovolo oak beam, the hall has an ovolo beam, the central room features a chamfered beam, and the right room, which is probably an addition with a thick internal wall, has two ovolo beams. There are also two massive oak trusses in the left and central bedrooms, which have cambered tie-beams; the left truss is fully exposed and includes queen-struts and curved windbraces.
