169-173 High Street in Linlithgow is a mid-19th century tenement building that stands three stories tall with an attic and features two bays. The ground floor is used as a shop and is constructed of squared and coursed rubble, while the upper storeys are rendered and lined on the north elevation and harled at the rear. The building has a base course and raised margins.

On the north elevation, which faces the entrance, there is a fanlit door in the center with shop windows on either side. The first and second floors have a regular arrangement of windows. The south elevation, which is the rear, includes a three-storey projecting wing that houses a spiral staircase.

The windows are 12-lying pane sash and case, although the ground floor and attic feature modern glazing. The roof is covered with grey slate and includes two slate-hung gabled dormers, with ashlar coped skews.
