Description
40 Dean Park in Peebles is a row of three different single-storey and attic cottages, built in 1886, situated on sloping ground that falls to the rear. The cottages are constructed from whinstone with cream sandstone dressings and feature stugged quoins.
No. 36 is a three-bay cottage with a central door that has a letterbox fanlight and flanking windows. Above, there are piend-roofed wallhead dormers, with a bipartite dormer to the right. To the left, there is a blind ashlar arrowslit and a rooflight. The roof has been extended to the rear, and modern windows have been installed.
No. 38 has an irregular three-bay façade. It features a panelled door at the centre with a two-pane letterbox fanlight above. There is a segmental-headed window immediately above the door, which breaks the eaves and is topped by a gabled dormerhead dated 1886. The cottage has blind arrowslits flanking the door, with a window breaking the eaves and a piend-roofed dormerhead above to the left, and a landscape window positioned just under the eaves to the right. There is a gabled dry-dashed two-storey extension at the rear, with timber windows.
No. 40 presents three irregular bays to the street, with the entrance located at the gable end. Each bay features a blind oculus, and the two left bays have windows above the oculi that break the eaves, topped with curvilinear gabled dormerheads and finials. The right bay is blank above the oculus and has a rooflight. A glazed porch with corbelled steps leads to the gabled end, which has a chamfered rear angle. The cottage has plate glass timber sash and case windows, sandstone stacks (some of which have been rebuilt), ashlar coped skews, gablet skewputts, and a roof covered with grey slates.
