Description

28 Langtongate in Duns is an early 19th-century, two-storey and attic, three-bay L-plan house situated on rising ground. The exterior is finished in whitewashed harl with painted ashlar margins.

The south (front) elevation features regular window placement, with a deep-set panelled door at the center, complete with a rectangular fanlight and moulded architrave. To the left, there is a full-height canted window topped with a cornice and blocking course. The center of the roof has a pair of small piend-roofed dormers and a skylight.

On the west elevation, there is a gable end to the right with a first-floor window to the left. A two-bay range is set back to the left, which includes a stair window in the re-entrant angle.

The north (rear) elevation has a blank painted rubble gable on the left side, with a two-bay section set back to the right that is blank at the first floor.

The east elevation features a blank gable on the left and a two-bay range to the right.

The house has timber sash and case plate glass windows, with the front canted window having four panes. The roof is covered with grey slates, and there are brick stacks at the apex, along with ashlar coped skews.

To the rear of the house, there is a single-storey barn that abuts the eastern boundary wall. The barn is constructed of rubble sandstone and features barn doors at the center of both exposed sides (north and west), as well as a stable door on the west side and a blind oculus in the gablehead to the north. The barn also has a grey slate roof with ashlar coping to the skews.

The property is enclosed by a rubble boundary wall with boulder coping, which is partly harled.
