Description
9 Abbotsford Road is a plain classical villa built around 1845, with later alterations and extensions by Robert Hall and Co in 1884. The villa is two stories high, has a basement, and features a symmetrical, square plan with three bays. It is located on a corner site and includes a slightly later projecting gabled tripartite bay on the southeast side. The rear has two-story service extensions from 1884, which have dormers with pedimented breaking eaves. There are L-plan glasshouses at the eastern corner.
The entrance porch is canted and corniced, with narrow shouldered windows and an advanced central pedimented bay. The villa has prominent stacks and pitched roofed timber glasshouses on stone bases, featuring lantern clerestories and decorative thistle detail cast-iron crestings along the ridge. Stone steps lead down to the basement. The building is constructed from squared whinstone rubble, with droved sandstone quoins and stop-chamfered sandstone openings, while the extensions use whinstone and sandstone rubble. There is an early 20th century infilled section at the rear with a tripartite galleried window.
Windows are timber sash and case, with uPVC glazing on the upper floors, and there are panelled timber doors throughout. The roofs are piended and pitched slate, with prominent tall corniced ashlar wallhead stacks and tall ventilated clay cans, along with cast-iron downpipes.
Inside, the entrance porch is panelled timber with an inner glazed screen and a geometric tiled floor. The drawing room to the east features highly decorative plasterwork, margined wall panels, a high picture rail, and working timber shutters. The principal rooms have carved decorative mahogany doors that are split vertically with oak facings in the hallway. A timber stair with a carved latticework balustrade leads to the upper floors, and there is a lift to the service extensions. The basement includes porcelain sinks with leaded bench worktops and a flagstone floor.
The boundary walls are made of rubble with rounded copes, and there are square chamfered stone pyramidal capped gatepiers topped with a heavy ornate cast-iron gate.
