Description
Barnsmuir Farmhouse and Steading dates to the later 18th century, with additions from the later 19th century. The layout is of a double courtyard design. The south range is symmetrical, with the farmhouse situated centrally and linked by screen walls to the gables of the east and west ranges.
The farmhouse is a three-bay, two-storey and attic structure built of coursed rubble with droved dressings. The main entrance, originally with a fanlight, is now masked by a modern porch. A later 19th-century advanced bay to the right features a canted bay window and a piended roof. The roof is slated, with straight skews to the front and crowsteps to the rear, and it has rectangular end stacks with cavetto cornices. The south gable of the west range is built of rubble with droved dressings, and includes a blocked window at its centre. It also has straight skews and a square ashlar end stack. The south gable of the east range is similarly constructed but harled.
The courtyard ranges of the steading are single-storey, with a loft above, and feature segmental-headed cart-sheds. The mid and north ranges have central segmental-headed pedestrian entrances (pends). These ranges are built of rubble with droved ashlar dressings, with pantiled roofs. Part of the south courtyard has been infilled with later single-storey, rubble and pantile ranges.
Modern buildings to the east are not included in the listing.
