No. 1, Luffness Mains Cottages

No. 1, Luffness Mains Cottages is a row of farm cottages dating from before 1854. The row comprises a central two-storey, seven-bay block flanked by single-storey ranges, with a gabled three-bay single-storey cottage with an attic extension set at right angles to the right. The construction is of random rubble with grey, stugged sandstone dressings. Some openings have been enlarged or blocked at various times.

The south elevation shows the central block with two doorways in the second-to-last bays at ground level, a single window to the outer bays, and four windows to the centre. The first floor has five smaller windows, with crowstepped gabled dormerheads breaking the eaves. The flanking single-storey bays have one door and four windows each, with two cottages closing off each range. Advanced gable end elevations have a window at ground level and an attic window; a central door is present on the return at ground level. A lean-to porch was later added to the easternmost cottage, with windows flanking it.

The north elevation, at the rear, has no doorways. The central block features small windows at first floor level which break the eaves with crowstepped gabled dormers. Sash and case windows with a four-pane glazing pattern are visible throughout. The south-facing pitch of the central block is covered with grey pantiles, while the rear pitch has red pantiles. The flanking ranges have grey slates. The building features crowstepped gables, beak skewputts, and paired diamond ridge stacks, with single stacks to the end cottages.
