Description

12 Westgate in North Berwick is a house built around 1840, designed in a T-plan layout, with a rectangular adjoining block to the east (10 Westgate) that dates from the later 19th century. The building is single storey with an attic that breaks the eaves and has a basement at the rear. It features a Tudor style, constructed from coursed and stugged ashlar with smooth stone dressings, while the rear is made of squared rubble with long and short dressings. The windows have chamfered arrises, and there are gabletted dormers that break the eaves, along with triangular skews and skewputts. The glazing includes a variety of patterns, with small-pane and plate glass in sash and case windows, all beneath slate roofs. The west gable is adorned with three linked diamond chimney stacks.

The south elevation of No. 12 has two recessed bays to the left, featuring an advanced gabled porch in the re-entrant angle. The doorway has a four-centred arch around a panelled door and fanlight, with the remaining pedestal of a former finial and a plain shield panel above. To the left, there is a tripartite window, though the central opening was altered to a doorway in 1983/84. There are two gabled dormers breaking the eaves, with the left dormer topped by an obelisk finial. To the right of the entrance, there is a wide single bay with an advanced gable. A canted three-light bay with a pierced Jacobean balustrade is also present, along with a blind slit in the gable head. A single storey extension to the west is excluded from the listing.

The north elevation features advanced and gabled outer bays, with the right bay having a canted bay topped by a decorative wrought-iron balustrade.

No. 10 has a south elevation that is four bays wide, with two dormers breaking the eaves at the centre. There is a three-light canted window, off-centre to the right, and a four-centred arched doorway to the left, which has a panelled door and fanlight. The north elevation shows a variety of alterations and additions.

Boundary walls include a low parapet wall along Westgate and dividing the gardens, as well as rubble boundary walls to the north, east, and west. The 1980s single storey addition to the west is excluded from the listing.
