Beech House, Main Street, Ormiston

The outbuildings at Beech House on Main Street in Ormiston date from the later to late 18th century. This three-storey, three-bay house sits at the end of Main Street on a corner site and is currently divided into flats. The structure is built of squared rubble with deep droving, featuring ashlar dressings, a base and eaves course, heavy pointing, and relieving arches.

The south elevation faces Main Street and includes a central architraved door with a consoled cornice and a deep-set design. There are windows in the flanking bays and additional windows in each bay on the first and second floors, with smaller windows located under the eaves on the second floor.

On the north elevation, former stair windows in the center have been altered to serve as doors, with a modern forestair added. Flanking bays contain windows, and there is a semi-circular slate-hung dormer window at the center. Each side elevation has two bays; the west side has blocked first and second-floor windows that do not align with current floor levels, likely belonging to a former house next door. The east side has first and second-floor windows, with only one blocked.

The sash and case windows feature 12- and 9-pane glazing patterns. The building has broad, corniced end stacks that have been enlarged, a roof covered with grey slates, and ashlar coped skews.

The former outbuildings have been converted into a single-storey cottage. This gabled range extends to the north of Beech House and backs onto the boundary wall of Tranent Road. The materials used are similar to the main house, but the west elevation is harled, and it has a pantile roof with a brick stack.

Retaining walls made of ashlar-coped rubble are attached to the house on the west side.
