12 Blacket Place, Edinburgh

10 Blacket Place in Edinburgh is a classical villa built in the earlier to mid-19th century. It is a two-storey, symmetrical building with a six-bay rectangular plan. The exterior features polished sandstone ashlar that is channelled at the ground level, while the sides and rear are constructed from coursed stugged sandstone rubble. The villa has a base course, a dividing band course, a cornice, and a blocking course, with lugged architraves framing the first-floor windows.

The south elevation, which serves as the entrance, has two central bays that are slightly advanced. It features paired doorcases with fluted Greek Doric columns and single pilasters behind the outer columns. Each doorcase has a four-panelled timber door topped with a plate glass fanlight. There are single windows on the first floor above the doors and in both floors of the flanking bays. Adjoining single-storey wings to the east and west contain pedestrian and garage doorways.

The windows are 12-pane timber sash and case. The roof is covered with grey slate and has a piended design, complete with corniced mutual and wallhead stacks and moulded octagonal cans.

The interior was not seen during the last inspection in 1996. The property is enclosed by a low coped boundary wall along the street, which shows evidence of iron railings.
