Description

Claremont House is an early 19th-century single-storey classical villa located at 45 Claremont Road, Edinburgh. The building features three bays and has a lower single-storey wing that projects to the east. The north and west elevations are finished in droved ashlar, while the south and east elevations are constructed from coursed and squared rubble. Notable architectural details include a base course and projecting window cills.

The principal elevation faces west and is symmetrical, with a central entrance door. This panelled door is topped by a rectangular plate glass fanlight and is sheltered by a Roman Doric distyle porch with railed steps. The entrance is flanked by rectangular windows.

On the north elevation, there is a door at the centre with stone steps that have modern railings. This elevation features flanking canted windows and a single window in the outer left wing. The south elevation has three bays arranged in a 1-2 grouping, with a single window in the wing. The east elevation is not visible as of 1995.

The villa predominantly has 12-pane timber sash and case windows, with the canted windows consisting of a 15-pane timber sash and case window flanked by 10-pane windows. The north entrance features a two-leaf door with glazed upper panels and a 6-pane sash above. The roof is a grey slate piended design with a bell-cast at the overhanging timber eaves. There are octagonal ashlar wallhead stacks with a base and cornice located to the left of the north entrance door and to the right side of the elevation, as well as a polygonal coped ashlar wallhead stack at the centre of the east elevation and a central stack in the wing.

Inside, the central garden-facing reception room has a painted frieze.

There is also an early 20th-century garage outbuilding, which is a four-bay gabled structure with a rectangular plan. It features timber sash and case windows and doors in the left bays, while the right bays have two-leaf timber garage doors with 6-pane glazed upper panels. The outbuilding has a slate pitched roof with a ventilator at the ridge and includes a lean-to garage that connects it to the west boundary wall.

The boundary walls are made of coped rubble and include a surviving coal chute on the south wall. There is a pedestrian gate by the drive with an ashlar overthrow.

The gatepiers are square-section ashlar with a cornice and shallow pyramidal caps, and there is a cast-iron ornamental lamp bracket attached.
