This building, located at 1, 3, and 5 Grindlay Street in Edinburgh, dates from around 1870 and is a four-storey tenement. It features three bays facing Grindlay Street and three bays facing Spittal Street, with a slightly recessed quadrant bay at the corner. The exterior is constructed of coursed ashlar with polished dressings, although the ground floor has been painted. The building has a moulded eaves cornice and pilastraded shops with stop-chamfered openings on the ground floor. The upper floor windows have projecting cills, with bipartite windows in the outer left bay on Grindlay Street and the outer right bay on Spittal Street. The windows are predominantly timber sash and case, featuring either 4-pane or plate glass, with some modern glazing. The roof is covered with grey slates, and there are rendered wallhead and end stacks with circular cans.
