8-10 Nicolson Street, Edinburgh

8-10 Nicolson Street in Edinburgh is a pair of four-storey and attic tenements built around 1790. The buildings feature six bays and have altered shops at the ground level, which project at numbers 12-16. The street-facing (west) elevation is made of ashlar stone, while the rear and south side are constructed from rubble with dressed margins at the rear.

Notable architectural features include raised cills, a cill course at the first storey, and a cornice. Off-centre steps lead up to a six-panel timber entrance door set within a round-arched doorway that has an architrave and a keystone. The buildings have a pair of pedimented dormers with two windows each, along with gable stacks, and smaller piended dormers.

On the far left, there is a timber shop front with a consoled fascia and a central round-arched entrance doorway supported by Corinthian columns, flanked by windows with retractable awnings above. At the rear, there are two-window bowed bays.

The upper storeys predominantly feature 12-pane timber sash and case windows, while the ground floor has plate glass windows. The roofs are covered with grey slates, and there are coped gable and ridge stacks.
