Description

48-52 Leamington Terrace is a three-storey, nine-bay tenement block built in 1864, designed in a plain classical style. The building has a rectangular plan and features a single-storey wing with a piended roof on the outer left, which is topped with a balustrade. The exterior is made of polished sandstone ashlar, with the ground floor of the four bays on the outer right painted. Architectural details include a base course, a cill course on the first floor, a cornice, and a blocking course, along with stop-chamfered, architraved surrounds to the windows.

On the northeast (entrance) elevation, there is a central doorpiece with an architrave, a timber door, and a fanlight, flanked by two single windows. There are identical doorpieces on either side, with two single windows at the outer left and right on the ground floor. The upper storeys have a regular arrangement of windows, and there is a single window on the single-storey wing.

The windows are predominantly six-pane timber sash and case, although there is replacement fenestration on the second storey for five bays on the outer right. The roof is covered with grey slate and features rendered coped stacks with circular cans.

The boundary walls consist of low, coped walls along the street, with gates leading to the entrance pathways and sections of original railings present. The interior was not seen in 1997.
