42-46 Leamington Terrace, Edinburgh

42-46 Leamington Terrace is a plain classical tenement block built in 1864. It is three stories high and has a rectangular plan with nine bays. There is a single-storey wing on the outer left that has a balustrade. The building is constructed of polished sandstone ashlar and features a base course, a cill course at the first floor, a cornice, and a blocking course. The windows have stop-chamfered, architraved surrounds.

On the northeast (entrance) elevation, there are two single windows at the ground level in the center, flanked by architraved doorpieces with fanlights. To the left and right, there are two single windows, and there is an architraved doorpiece with a single window in the single-storey wing on the outer left. The upper storeys have regular fenestration.

The windows are 6-pane timber sash and case. The roof is covered with grey slate and has rendered coped stacks with circular cans.

The interior was not seen in 1997. The property has low, coped boundary walls along the street, with gates leading to the entrance pathways (excluding No 44) and sections of original railings.
