40 Bath Street, Edinburgh

40 Bath Street is a classical house built around 1820, with later additions and alterations. It is a two-storey, three-bay building constructed of painted, droved ashlar, featuring polished ashlar dressings and rubble on the side and rear elevations. The house has a base course, a cill course at the first floor, and a cornice.

On the principal elevation facing southeast, there is a segmental-arched door at the center, flanked by panelled ashlar. The door features a panelled design and a semicircular radial fanlight above it. Quasi-Venetian windows are located on either side at the ground level, with blind sidelights.

The northwest rear elevation includes a harled single-storey extension that spans the bays and projects at the left bay. The windows consist of plate glass round-arched timber sash and case types, while modern plate glass swing casement windows are present on the first floor. The roof is covered with grey graded slate, with additional slate-roofed extensions at the rear. Rendered stacks are located at the gable ends.

The interior was not seen during the last inspection in 1994. The boundary walls are squared rendering topped with coping at the front.
