44 Bath Street, Portobello, Edinburgh

44 Bath Street in Portobello, Edinburgh, dates from around 1820 and has undergone later alterations. It is a mirrored pair of two-storey terraced classical houses with a basement, featuring six bays. The front is constructed of finely droved ashlar with polished ashlar dressings, while the side elevation of No 42 is made of rubble, and No 44 has a harled side elevation, with rubble at the rear. There is a band course between the basement and ground floors, a cill course at the first floor, a mutuled cornice, and a blocking course. The windows at the ground and first floors have moulded architraves, and there is a cornice above the ground floor windows.

The southeast (principal) elevation has nine steps leading to a Doric corniced colonnade doorpiece in the center, which features modern doors with a multi-paned semicircular fanlight above. There are windows above each door at the first floor and additional windows in the flanking bays, except for the basement of No 44, which has wooden slatted facing and doors.

The northwest (rear) elevation shows modern maps indicating external staircases. The houses have plate glass timber sash and case windows, and the roof is covered with grey slate, featuring terracotta ridge tiles on No 44. There is a rendered gable end stack on No 42 and a harled stack on No 44.

The interiors were not seen in 1994. The boundary walls consist of squared render with coping at No 42, while No 44 has a concrete wall that is incomplete. Original railings are present between the properties at the steps.
