Description

The property at 86 Willowbrae Road, Edinburgh, is a circa 1850 villa incorporating earlier fabric. It is a symmetrical, two-storey, three-bay plain classical villa with a long wing to the rear, forming a T-plan layout. The main villa is built of coursed stugged sandstone ashlar with polished ashlar dressings, while the rear has dressed, coursed sandstone rubble. A base course, broad mutuled eaves, long and short channelled quoins are notable architectural features. Moulded architraves frame the principal windows, with panelled aprons on the ground floor and bracketed cills on the first floor.

The south (principal) elevation features a projecting, corniced porch with channelled corner pilasters and remnants of corner balustrading. A modern boarded door replaces an earlier one, with windows to the left and right returns. The fenestration is regular across the bays.

The east elevation showcases a single bay of the main block, alongside a single-storey, projecting three-light stone mullioned window on the ground floor. A balustraded parapet creates a balcony for a first-floor window above. To the right is a five-bay elevation of the rear wing, with regular fenestration and plain raised surrounds.

The west elevation mirrors the east, with a damaged balustrade to the projecting window, and two windows above at the first floor. The five-bay elevation of the rear wing to the left features irregular fenestration reflecting later alterations.

The north (rear) elevation is a three-bay gable end with irregular fenestration across both storeys and broad mutuled eaves.

The interior retains plaster mouldings on the ceilings of the principal rooms, and a decorative rooflight to the staircase/landing. Original plate glass remains in some sash and case windows, while some 12-pane glazing is present in the rear sash and case windows; the majority of windows were boarded up in 2002. The roof is covered with graded grey slates, and corniced stacks are present. Stone skews are visible on the rear wing.

A three-bay, single-storey lodge, with an advanced gable entrance bay in the centre, is situated to the southeast of the main house. Detached service accommodation, including a two-storey, three-bay block of dressed snecked rubble with a grey slate piended roof, and a single-storey and attic block possibly formerly a coach-house, are also present. The coach-house features random rubble, an ornate bargeboard to a dormer window, and a cast-iron finial.

Finally, an ashlar-coped random rubble boundary wall with coped and corniced, rusticated gatepiers defines the property's limits.
