Factor's House, Mortonhall House, Frogston Road East, Edinburgh

Factor's House is a two-storey farmhouse built around 1835, designed in an L-plan and located to the northeast of the stables. The building is constructed from squared and snecked stugged sandstone, featuring stugged ashlar dressings. It has timber sash and case windows with a 12-pane glazing pattern and a platform roof covered with grey slates, complemented by ashlar coped skews and shouldered, corniced ashlar stacks.

On the northeast elevation, there is a central six-panelled door with a four-pane letterbox fanlight above it, and a consoled cornice over the door. To the right at ground level, there is a window, with two small windows positioned above on the first floor, just below the eaves, featuring lying-pane glazing. An advanced wing is located to the left, which includes a window on each floor.

The rear elevation has single-storey service additions that create a courtyard at the back of the house. The interior was not seen during the last inspection in 1995.
