40 Sciennes, Edinburgh

40 Sciennes in Edinburgh is a former gas meter works built around 1875. This two-storey, five-bay building has a rectangular plan and features bays arranged in a 2-3 grouping under a double piended roof. It has a first-floor link to an adjoining three-bay tenement to the south. The exterior is constructed from squared and snecked sandstone rubble, with stugged ashlar dressings and polished margins. There is a buttress at the southwest angle, and the first-floor windows are positioned close under the eaves.

On the west elevation, there is a depressed-arch cart entrance on the outer right, with a single window above it. A doorway is located in the second bay from the left, flanked by a window and featuring a nine-light fanlight above. There is a bipartite window above this doorway and another in the left bay on each floor. The remaining bays have single windows grouped to the right of the center.

The south elevation has two single windows on the first floor and a blocked doorway at ground level. The building features lying-pane sash and case windows, with nine- and eighteen-pane sashes at ground level and six- and nine-pane sashes on the first floor. The roof is covered with grey slates.

The interior was not seen in 1990, and there is a low rubble boundary wall along the street.
