Sylvan House, 13 Sylvan Place, Edinburgh

Sylvan House, located at 13 Sylvan Place in Edinburgh, is a house dating from the earlier to mid 18th century, with some later alterations. It is a two-storey, three-bay structure with a symmetrical rectangular plan. The exterior is finished in harled rubble, accented with polished ashlar dressings, including ashlar window surrounds and quoins.

On the north elevation, which serves as the entrance, there is a central doorpiece featuring a lugged architrave with egg and dart moulding, carved consoles, and a segmental-arched pediment. The entrance includes a panelled door and a six-pane fanlight above. There are single windows located above the door and in the remaining bays.

The west elevation has a blocked single window at the ground floor, with two single windows on the first floor and a blocked attic window. The east elevation features a single window in the gablehead. The south elevation has three single windows on both the ground and first floors, which are 12-pane sash and case windows. The roof is pitched with grey slate and includes two corniced gablehead stacks, as well as a piend-roofed dormer on the south side.

The interior was not seen in 1990. Additionally, there is a high coped rubble boundary wall along the lane.
