40 Lauriston Place, built around 1810, is a three-storey, eight-bay end of terrace tenement. It consists of two four-bay blocks with paired doors at the center and is set back behind small gardens. The ground floor features a shop at the corner with Keir Street. The building is constructed of cream ashlar, which is channelled at the ground level and lightly droved above, while the rear is made of rubble, with the end gable having coursed rubble at the ground level and rendered above.

Architectural details include a base course, a dividing band between the ground and first floors, a cill course at the first floor, projecting cills for the second floor windows, and mutuled eaves. The ground floor windows are flanked by recessed panels, and there are timber panelled doors with sunburst fanlights set in round-arched recessed surrounds. The first floor windows have fluted aprons.

The windows feature 12-pane glazing in timber sash and case style, and the roof is covered with grey slates. Corniced rendered stacks with circular cans are present at the ridge.

The property is also accompanied by a low coped ashlar boundary wall to the garden, which has spear-headed cast-iron railings. The gate features spear-headed finials, and the gateposts are topped with pine cone finials.
