116 Sinclair Street, Helensburgh

116 Sinclair Street in Helensburgh is a single-storey station master's house built in 1894, featuring a square plan. The exterior is made of squared, stugged, and snecked cream sandstone with red sandstone dressings. It has a base course, ashlar mullioned windows, chamfered arrises, and overhanging eaves supported by brackets.

On the west elevation facing Sinclair Street, there is a prominent entrance bay that breaks the eaves at the center, topped with a coped wallhead stack. This entrance includes a boarded door, a timber canopy porch supported by stone corbels, and a segmental-arched fanlight above. To the outer right, there is a window, and to the left of the door, an ashlar panel displays the date 1894.

The north and south elevations each feature two bipartite windows. The east elevation, which is the rear, has a narrow window in the center and to the left, along with a single-storey, flat-roofed extension on the right.

The house showcases a variety of glazing patterns, with the south window having plate glass in the lower half and small panes in the upper half. The roof is piended with grey slate and includes a finial at the apex, as well as a rooflight on the east side.
