71 Mill Street in Montrose is an early 19th century house featuring two storeys and an attic, with a rectangular plan that has four bays. The exterior is finished with lined render, with part harl at the rear and raised margins.

The principal elevation is symmetrical, showcasing a central doorpiece with pilasters and a cornice, which holds a modern panelled door flanked by windows on the ground floor. The first floor has four regularly spaced windows, and small piended dormers break the pitch above the outer bays. A large central nepus gable features a single window at its center.

The north elevation presents a gable end that adjoins a neighboring property, while the south elevation is a blank gable end. The east elevation includes a central square stairtower that breaks the eaves and has a piended roof. There are two windows on the right side at the first floor and one window on the left side at the first floor.

The house has modern casement windows and a grey slate pitched roof with coped skews and skewputts, along with rendered gablehead stacks.

The boundary walls consist of a coped rubblestone wall to the south and a brick wall to the east.
