Description

12 Bridge Street in Montrose is a house built in the earlier to mid 19th century. It is a two-storey building with a basement and has a rectangular plan, situated on sloping ground that falls to the rear. The front features lined render over sandstone ashlar, while the sides and rear are made of squared rubble. There is a band course beneath the ground floor and at the eaves, along with an eaves cornice and a blocking course.

The principal elevation has a two-step flight of stairs leading to a consoled and corniced entrance, which includes a rectangular, panelled door and a two-pane fanlight above. There is a window centered above the entrance on the first floor, with a bay to the left and two bays to the right, each containing windows on both the ground and first floors. A door is located in the center, with a window in the basement. To the left, there is a single bay addition.

The north elevation features a blank gable end, while the south elevation adjoins 14 Bridge Street. The west elevation has irregular fenestration and includes a modern cantilevered timber conservatory and patio on the right side at the raised ground floor.

The house has timber sash and case windows with plate glass. The roof is pitched and covered with grey slate, featuring coped skews and skew putts, along with ashlar gablehead stacks.

Boundary walls consist of rubble to the rear and a brick wall with weep-holes dividing the garden at the west end. There are also cast-iron railings on a coped base in front of the house.
